Flooring in the Heights is different from flooring most of Houston, because the floor sits on a pier-and-beam structure rather than a slab. That structure β€” joists, beams, a plank subfloor, all of it decades old β€” is what your new floor is going onto, and if it's sloping, bouncing, or soft, a new floor laid straight over it inherits every one of those problems. On these houses the floor and what's under it are one question, not two.

Pier-and-beam subfloors, not slab

A slab floor is flat, solid, and dry to build on once moisture is handled. A pier-and-beam floor is a wood system: joists spanning between beams, with a subfloor β€” often the original diagonal plank decking β€” nailed across them. Everything you feel underfoot depends on that structure being level, stiff, and sound.

That's why the first thing we do in a Heights house isn't pick a floor, it's look at what the new one is going over. A floor that slopes or bounces, or a subfloor with soft spots, is a structural condition, and the fix for it is under the floor β€” not a thicker underlayment on top.

Sloping, bouncing, and soft subfloor

A floor that slopes toward one wall or dips in a room is usually a bearing problem underneath β€” a settled pier or a beam or joist that's lost support. Laying new flooring over it doesn't correct the slope; it just puts a new surface on a floor that's still out of level. If the slope matters to you, the structure gets re-leveled from underneath first.

A floor that bounces is joist deflection β€” joists that are over-spanned, undersized for today's expectations, or softened by rot. That's fixed by sistering or stiffening the joists from below. A soft or springy spot, especially under a bathroom, kitchen, or along an exterior wall, is usually rotted subfloor or a rotted joist end from moisture, and that section gets cut out and replaced before anything goes down over it. Original pine worth saving

A lot of Heights houses still have their original wood floors β€” commonly longleaf or heart pine, tight-grained old-growth lumber that isn't sold anymore. In many cases that floor is worth refinishing or repairing rather than replacing, and a board-in patch of matching material reads better than a new floor laid over the top of it.

Where original flooring is sound, we'll tell you when saving it is the better call. Where it's too far gone, or where you're putting in new flooring, we work out the transitions and heights so a new floor meets the original and the rest of the house the way it should β€” which in an old house that isn't level or square takes fitting rather than assuming.

Wood, humidity, and old houses

Wood floors move with humidity, and Houston has plenty of it β€” more so over a pier-and-beam crawl space, where ground moisture underneath can drive the moisture content of the subfloor and the flooring above it. That's why moisture control underneath matters to the floor on top, and why material has to acclimate to the house before it's installed and be left the right expansion gap. A floor fitted tight to an old, damp house in a dry stretch will cup or gap when the season turns.

What drives the cost

We price after seeing the floor and what's under it, but the drivers worth understanding: the material itself; how much subfloor prep or structural work the floor needs before anything goes down β€” a level, sound floor is quick to work over, a sloping or soft one is not; whether original flooring is being saved, repaired, or removed; and the transition and fitting work an out-of-square old house demands. The flooring itself is often the smaller part of the number on a house that needs work underneath first.

The historic district

Interior flooring is inside the house and doesn't change the exterior, so it doesn't trigger the Certificate of Appropriateness process that governs exterior changes in the Heights historic districts. Structural work underneath β€” re-leveling that doesn't raise or lower the house, sistering joists, replacing subfloor β€” is under-house repair the ordinance treats as ordinary maintenance rather than an exterior alteration. If a project moved toward the exterior or changed the house's elevation, that's where the COA question would come in, and we'd flag it. City of Houston permits apply to the work that requires them.

Working in an occupied home

Flooring turns rooms over one at a time, so we sequence the work to keep the house usable, move and protect furniture, and contain the dust from tear-out and cutting rather than letting it travel. Where structural work underneath comes first, that part is slower and we tell you what to expect, because re-leveling and subfloor repair happen before the floor you'll actually see goes down.

Do I have to fix the structure before new flooring?

If the floor slopes, bounces, or has soft spots, usually yes. New flooring laid over an out-of-level or soft floor inherits the problem. Re-leveling, joist repair, and subfloor replacement are done from underneath first; then the new floor goes over a sound base. A floor that's already level and solid doesn't need it.

Can you save our original pine floors?

Often yes. Original longleaf or heart pine is old-growth lumber worth refinishing or repairing rather than replacing in many cases. We'll tell you when saving it is the better call and when it's too far gone.

Why does my floor slope or bounce?
