Garage door replacement is one of the higher-impact exterior updates a house can get — it's a huge share of the street view, and a new door changes the whole face of the house.

Garage door repair

Most garage door problems are mechanical, not the door itself, and they're the parts under the most stress.

Garage door repair we handle: broken torsion and extension springs, frayed or snapped cables, worn rollers, bent or misaligned tracks, damaged panels, and doors that have come off the track. A broken spring is the most common failure — the springs carry the weight of the door and they wear out — and it's the reason a door suddenly won't lift. We repair and replace the mechanical hardware and get the door balanced and running again. Spring and cable work is under high tension and genuinely dangerous to do wrong, which is exactly why it's worth handing off.

Insulated garage doors

An insulated garage door matters more in Houston than most places, because so many garages here are attached and share a wall — and often a ceiling — with conditioned space.

An uninsulated door lets an attached garage hit 120-plus degrees in summer, and that heat soaks straight into the rooms next to it and up into the attic. An insulated door with a polyurethane or polystyrene core keeps the garage meaningfully cooler, which helps the rooms it touches and anyone using the garage as a shop or gym. Insulated doors are also stiffer and quieter, and the stiffness helps them stand up to wind load. For an attached garage in this climate, the insulation upgrade usually earns its keep.

Hurricane-rated garage doors and bracing

The garage door is the single most likely opening to fail in a hurricane, and when it blows in, the storm pressurizes the house and starts working on the roof from inside — which is why protecting it is one of the highest-value things on any Houston storm-prep list.

Two ways to address it: a hurricane-rated (wind-load-rated) garage door built and reinforced to take Gulf Coast wind, or bracing added to a standard door ahead of a storm. Most older Houston garage doors are not wind-rated, so a rated replacement or a bracing kit is what closes that gap. We install hurricane-rated doors and garage-door bracing, so the biggest opening on the house isn't the weakest point when a storm comes through.

What we install — and what's out of scope

In scope: the garage door, tracks, springs, cables, rollers, hinges, weather seal, and hurricane bracing — everything mechanical that makes the door open, close, seal, and hold up.

Out of scope: garage door openers and any electrical work. We don't install, wire, or program openers, and no electrical work is part of what we do. If you're getting a new door and want a new opener, the door and its hardware are ours; the opener and its wiring are a separate scope handled on its own. Saying so up front means the project is planned right instead of stalling on a piece we don't cover.

Garage door cost tracks the door and the size more than anything. A basic single steel door is the low end; an insulated door is a step up; a hurricane-rated door, a wood or custom carriage-house door, or a two-car door runs higher. A repair — springs, cables, rollers, a panel — is a much smaller, defined number than a full replacement.
