If you're a general contractor or a facility firm, the hard part isn't finding a sub β it's finding one who shows up, does the work right, and closes it without you having to manage them. That's the reader this page is written for. Silverheels Construction works as a construction subcontractor across the Houston area on the building trades we self-perform, and the pitch is simple: reliability and a clean scope, not promises about scale. We take the work we can genuinely deliver and we deliver it.
A subcontractor GCs can actually rely on
The reason a good sub is worth keeping is that they take a headache off your plate instead of adding one. As a subcontractor for general contractors, that's the whole value we offer: you hand us a scope, we execute it to your standard, and we finish it clean so it passes your walk and the owner's.
We're direct about what we take. We'd rather turn down a scope that isn't ours than accept it and leave you covering a gap β so when we say we'll handle the drywall, the paint, or the exterior on your job, you can build your schedule around it. Reliability is the product.
Trades we self-perform
We sub on the building trades we do in-house, which is where a GC most often needs dependable help:
Drywall subcontractor work β hang, finish, texture, and repair. Painting subcontractor work β interior and exterior, cut clean and coated right. Siding subcontractor work β fiber cement, repair, and exterior. Flooring subcontractor work β LVP, tile, and more. Carpentry subcontractor work β framing, trim, doors, and finish.
That range is the point: on a project that needs several of those trades, you're coordinating one sub who self-performs them rather than chasing several. We don't sub out mechanical trades β plumbing, electrical, and HVAC are not ours β and we say so plainly.
Overflow and punch-list work
Two of the most common reasons a GC calls us are the two that hurt the most when a job stalls.
Overflow work: when your own schedule is full and a project can't wait, we take the scope you can't get to so the timeline holds. You keep the client; we keep the work moving.
Punch-list work: the last ten percent that ties up a job and holds up the final payment. As a punch-list subcontractor we close out drywall, paint, trim, flooring, and door items so the project actually finishes instead of dragging. Closing a punch list cleanly is its own skill, and it's one we're glad to be handed.
Commercial, retail rollout, and restoration
We take commercial subcontractor scopes on the trades we self-perform β retail, office, and warehouse interiors β scheduled around a site's operating hours.
Retail rollout work: we take individual store buildouts, refreshes, and rollout scopes one location at a time, built to your program's spec so a store matches the others in the set. Restoration subcontractor work: the building-trade rebuild after a loss β demo, drywall, flooring, paint, and exterior β once a property is dry.
We scope each site on its own and deliver it. What we don't do is promise to be everywhere at once β we'd rather commit to the sites we can do right than overpromise a footprint we can't stand behind.
White-label and 1099 subcontracting
We work as a white-label contractor: on your job, under your brand, in front of your client. The owner sees your company; you get a sub who represents it well and doesn't freelance the relationship.
As a 1099 construction subcontractor we invoice you as a sub against an agreed scope, and we keep the arrangement clean and professional. Whatever a given contract requires on the administrative side is handled per client as the work comes in β requirements vary by GC and by job, so we sort them out per engagement rather than assuming one process fits all.
How we work with general contractors
The working relationship is built to be low-friction: a clear written scope so there's no argument about what's included, a bid priced to that scope, and communication when field conditions change something.
We price per scope, not by a published rate, because every GC's job is different. We show up when we said, do the trade work to your standard, and close it so your walk is clean. Bids are free. The goal is to be the sub you call first on the next job because the last one went the way it was supposed to β which, for most GCs, is worth more than the lowest number.
Frequently asked questions
Do you subcontract for general contractors?
Yes β that's the core of this work. We take a defined scope on the trades we self-perform, execute it to your standard, and close it clean so it passes your walk and the owner's. We build the relationship around reliability, not surprises.
What trades do you self-perform as a subcontractor?
Drywall, painting, siding, flooring, and carpentry β hang and finish, interior and exterior paint, fiber cement and exterior, LVP and tile, framing, trim, doors, and finish. On a multi-trade scope you coordinate one sub instead of several. We don't sub mechanical trades β plumbing, electrical, HVAC are not ours.
Do you take overflow and punch-list work?
Yes. When your schedule is full, we take the scope you can't get to so the timeline holds. And we close out punch lists β drywall, paint, trim, flooring, and door items β so a job actually finishes instead of dragging out the final payment.
Will you work white-label under our brand?
Yes. On your job, under your brand, in front of your client β the owner sees your company and we represent it well. We invoice you as a 1099 sub against an agreed scope and keep the relationship clean and professional.
Do you handle retail rollout or restoration scopes?
Yes, on the trades we self-perform β retail buildouts and refreshes one location at a time built to your program's spec, and building-trade restoration rebuilds after a loss once a property is dry. We scope and deliver each site on its own rather than promising to be everywhere at once.
How do you handle contract and administrative requirements?
Per client, as the work comes in. Requirements vary by GC and by job, so we sort them out per engagement rather than assuming one process fits all. The working basics are a clear written scope, a bid priced to it, and communication when field conditions change.
