Why elevated walkways and balconies fail

Once it's under the coating it doesn't drain; it sits on the plywood or concrete substrate and the framing below, and it rots the structure from below while the walking surface on top still looks fine.

Most balcony and walkway leaks don't start in the field of the coating β€” they start at the edges and transitions, where the waterproofing has to terminate against something else. The deck-to-wall junction, the door threshold, railing posts that penetrate the surface, and the drip edge at the outboard side are where water gets in.

Getting those right β€” proper flashing behind the wall cladding, sealed and correctly-height thresholds, boots and detailing at railing penetrations, and a clean drip edge that throws water clear β€” is where waterproofing succeeds or fails. We detail every edge and penetration, because a perfect field coating with a bad edge still leaks.

Drainage and slope

Water has to leave the surface, not pond on it. A balcony or walkway needs positive slope toward its drains, scuppers, or drip edge; anywhere water stands, it finds every weakness in the coating and works on it.

We correct slope where the substrate allows, make sure drains and scuppers actually carry water off, and detail the drip edge so runoff clears the structure instead of running back under it. On a long elevated walkway, getting the slope and drainage right across the whole run is as important as the coating itself β€” standing water is what kills these systems.
