Construction & Repair in The Heights, Houston

The Heights is one of the oldest neighborhoods in Houston and one of the few built almost entirely on pier and beam rather than slab. The original bungalows and Victorians — roughly 1900s through the 1930s — sit on brick or concrete piers with a wood floor structure and a crawl space underneath, many of them raised well off grade. That construction is the single biggest thing that shapes work here: the floors can be re-leveled and repaired from underneath, and they also sag, slope, and bounce as the structure below them moves.

The Heights is also a City of Houston historic district, governed by the Historic Preservation Ordinance. Exterior changes to a designated property require a Certificate of Appropriateness reviewed by the city, while ordinary maintenance and repair — including under-house structural repair that doesn't change the exterior or the house's elevation — generally does not.
