Flat and low-slope roof systems
Commercial roofs are flat or low-slope, which makes them a different animal than the steep-slope shingle roofs on houses. The common systems here are TPO and other single-ply membranes (heat-welded seams), modified bitumen (torch- or self-adhered layers), and built-up roofs. Each fails and repairs differently β TPO at its welds and penetrations, modified bitumen at seams and blisters β so the repair starts with knowing the system.

Leak tracing
On a flat roof, water rarely leaks straight down. It enters at one point β a failed seam, a cracked flashing, a penetration β then travels under the membrane or across the deck before it finds a spot to drip inside, which means the stain on the ceiling is almost never directly under the breach.
So commercial roof leak repair starts with tracing the leak to its actual source: seams, base and counter flashings, penetrations at curbs, pipes, and rooftop units, drains, and edge terminations. We find and fix the source instead of smearing sealant where it drips, because sealing the symptom just moves the leak.
Ponding water
A flat roof is meant to drain, and when it doesn't, water ponds and sits. Standing water degrades the membrane, adds dead load, grows vegetation, and finds every marginal seam β it's one of the biggest reasons a commercial roof fails before its time.
Ponding comes from low spots, undersized or clogged drains, and inadequate slope. We address it β clearing and correcting drainage, and building up low spots so water moves to the drains instead of sitting. On a Houston roof that takes intense downpours, keeping water moving off the roof is half of keeping the roof alive.
Warehouse and large-roof repair
Big low-slope roofs over warehouses and industrial buildings come with large membrane fields and a lot of penetrations β skylights, rooftop-unit curbs, vents, and conduit supports, each a potential leak. Warehouse roof repair is about working systematically across a large area, prioritizing the active leaks and the spots about to become leaks.
