What we do

Demo and flood cut: cutting out wet drywall and insulation above the water line, removing damaged flooring, hauling it off.

Drywall: replacement, texture matching, and paint so repairs don't show.

Flooring: replacement after water damage, including subfloor repair underneath.

Painting: interior and exterior repaint after repairs.

Siding and exterior: storm-damaged siding, soffit and fascia, trim.

Fence repair: leaning runs, blown-out sections, snapped posts.

What we don't do

We don't do water extraction, structural drying, or mold remediation. Those are separate specialties - extraction and drying need specialized equipment, and mold remediation requires a state license in Texas. If your house is still wet, that crew comes first. We come after, and we do the part they don't: putting the house back.

We'll tell you honestly where you are in that sequence rather than starting work on a structure that hasn't dried.

Why drywall gets cut above the water line

When water sits against drywall, it wicks upward well past where you can see staining. That's why the standard is cutting above the visible line rather than patching at it - the material above what looks damaged is usually saturated too, and closing it back up traps that moisture inside the wall.

Insulation behind flood-cut drywall generally comes out with it. Wet insulation holds water against the framing and doesn't dry in place.

Houston makes this harder than most places. Ambient humidity runs high enough that structures take longer to dry here than in drier metros, which is why rebuilding too early is a real risk. We check that things are actually dry before we close a wall.

What the rebuild costs

Rebuild pricing is driven by scope - how many rooms, how high the water got, what flooring and finishes are being replaced, and how much demo is involved. Water damage repair in the Houston market generally runs about $2.50 to $6 per square foot for the affected area on typical jobs, though full reconstruction with new flooring, drywall, paint, and trim runs considerably higher per square foot.

What moves your number: the height of the water line, how many rooms are affected, whether subfloor and framing need attention underneath, the finishes going back in, and how much material has to be hauled off.

These are ranges, not quotes. We walk the property and give you a written estimate broken out by line item.

Documentation

We photograph what we find before we demo anything and provide an itemized written estimate for the repair scope. If you're filing with your insurer, that documentation and estimate is what your adjuster works from.

To be clear about what we are and aren't: we're the contractor doing the repair work. We don't adjust, negotiate, or handle claims - Texas law prohibits a contractor from acting as a public adjuster on property it's working on. What we can do is document the damage thoroughly and price the repair accurately.

Commercial and multi-property

Storm damage doesn't respect property type. We handle commercial storm rebuild - retail, warehouse, office - including board-up, interior demo and rebuild, sign and awning damage, and exterior repair, scheduled around getting the business back open.

For property managers with multiple properties hit at once, we can work a portfolio in priority order rather than treating each as a separate job.
