Commercial drywall is a different job than residential β metal studs instead of wood, fire-rated and demising walls with real code requirements, grid ceilings, and a schedule that has to work around a business that's open or a GC's timeline. We're a commercial drywall contractor in the Houston area handling framing, hang, finish, and repair for office and retail buildouts, tenant improvements, and warehouse office space. We sub to general contractors and work directly for facility and property managers, and we're straight about our scope: the wall and ceiling trades, not the mechanical ones.
Commercial buildouts and tenant improvements
Most commercial drywall starts with a buildout. Whether it's an office drywall contractor scope, a retail buildout, or a tenant improvement between leases, the work is the same shape: frame the new partitions and demising walls, hang and finish the board, and hand off a clean, paint-ready space on the schedule the project runs on. We handle new partition layouts, reconfigured floor plans, and the walls that turn a raw or vacated suite into a usable space.
We work two ways: as a drywall subcontractor to the general contractor running the buildout, and directly for facility managers, property managers, and tenants who need the drywall scope on its own. Either way we stay in our lane β the framing, drywall, and ceilings. Plumbing, electrical, and HVAC are a separate scope we don't take on, so a full buildout brings in the right specialist for that portion while we handle the walls.
Metal stud framing
Commercial interior walls are framed in metal, not wood, and metal stud framing is its own skill β track and stud layout, proper spacing, and headers and blocking at door and window openings and where fixtures or millwork will mount. We frame non-structural interior partitions, demising walls between tenants, chases, soffits, and bulkheads to the plan.
Getting the framing straight, plumb, and on-layout is what makes the finished wall land right and the doors and openings work β a rushed frame shows up in every finish after it. We set the studs to the drawings and to the real conditions of the space, so what goes on top of them has a true base to work from.
Hang and finish to the right level
Not every commercial wall needs the same finish, and matching the finish level to the use is where budget and quality meet. We hang and finish commercial drywall to the standard the space calls for β from fire taping in back-of-house and above ceilings, through the standard level 4 for most painted walls, to a level 5 skim where critical lighting would rake across the wall and show every imperfection.
We tape, float, and sand so the walls are truly paint-ready, not just closed in. On a buildout that gets handed to a painter or another trade, a properly finished wall is what keeps the next step from stalling β so we finish to the level that's specified rather than the fastest one.
Commercial ceilings and drywall
Ceilings are half of commercial interior work, and commercial ceiling and drywall scopes usually mean both kinds. We install suspended grid (drop) ceilings β hanging the grid true and level and laying in the tile β and we build drywall ceilings, soffits, bulkheads, and clouds where the design calls for a hard ceiling instead of grid.
In a warehouse office or a retail space that mixes finished front-of-house with open back areas, the ceiling is often what separates the two. We handle the transitions, the drops around ductwork and lighting openings left by other trades, and the drywall returns that make a ceiling read as finished. The grid and board are ours; anything that runs through them is coordinated with the trades that own it.
Fire-rated and demising walls
Commercial space comes with code, and a lot of commercial drywall is fire-rated drywall for exactly that reason. Demising walls between tenants, corridor walls, and shaft walls often carry a fire-resistance rating, which means a specific assembly β the right board, the right layers, and proper detailing at the top of wall, penetrations, and joints β not just thicker drywall.
We build rated assemblies to the specified detail, because a fire-rated wall only performs if it's built as the full assembly, top to bottom. Demising walls also do double duty for sound between tenants, and we detail them for that where it matters. We build to the drawings and the rating called for; the inspection and sign-off are the project's to run.
Commercial drywall repair
Occupied commercial space takes damage β a forklift clips a warehouse office wall, a door handle punches through, a leak stains a ceiling, or a tenant turnover leaves a wall full of anchors and patches. Commercial drywall repair is the running-list side of this work: patching, re-taping, texture matching, and repainting so the fix disappears into the wall.
We handle warehouse office drywall, retail and office repairs, and the drywall rebuild after a water event once the space is dry β the flood-cut replacement, texture match, and finish. To be clear on that last one: the drying and any remediation are a separate specialty we don't take on; we do the rebuild after.
