Facility managers don't need another contractor who only shows up for big jobs. They need one number for the drywall ding at the front counter, the door that won't latch on the loading dock, the burned-out letters on the sign, and the three units of trim that got clipped by a pallet jack β handled without closing the store. We're a commercial handyman and facility maintenance contractor serving the Houston area, and we self-perform carpentry, drywall, paint, flooring, doors and hardware, mounting, and exterior repairs so a mixed punch list is one visit and one invoice instead of four vendors.
What a commercial handyman handles
Interior repairs: drywall patches and texture, ceiling tile, doors and closers, commercial door hardware, panic bars, locksets and keying to your existing system, baseboard and trim.
Store and floor upkeep: LVT and VCT flooring repair and replacement, transition strips, wall and column protection, restroom partitions, grab bars and ADA fixtures, shelving and fixture mounting.
Paint and walls: touch-up and full repaint of sales floors, back-of-house, and offices, scheduled after hours so the space is ready at open.
Exterior and site: soffit and fascia, bollard repair, gates and fencing, pressure washing, signage substrate and trim.
Punch lists and turnovers: a full list knocked out in one mobilization rather than a trip per item.
Office and retail build-out work
We handle the light build-out that turns a vacant suite into a tenant-ready space: demising and partition walls, doors and frames, drop-ceiling and grid repair, flooring, trim, and paint. As an office build-out contractor we're a good fit for cosmetic and non-structural scopes β reconfiguring a floor plan, refreshing a suite between tenants, or finishing a punch list a general left behind.
To be clear about scope: new electrical circuits, panel work, and HVAC systems are outside what we do. We'll tell you that up front rather than taking the job and stalling on your ceiling. What we self-perform is the framing, drywall, flooring, doors, and finish work that makes up most of a light build-out.
Retail store and warehouse maintenance
Retail store maintenance is mostly small, visible things that affect how the space reads to a customer: scuffed and dinged walls, sticking doors, damaged flooring transitions, loose fixtures, and worn paint at high-traffic points. We keep a store looking maintained without a shutdown, working early mornings, evenings, or overnight as the location needs.
Warehouse maintenance services run to the more industrial side: dock-area repairs, bollard and guard-rail work, column and corner protection where forklifts run, man-door and hardware repair, and drywall and paint in the office areas up front. We work the hours that keep your operation moving while the job gets done.
Commercial sign installation and storefront repairs
We mount and anchor storefront and building signage β dimensional letters, panel and box-sign substrates, blade and wall signs β including the blocking and backing a sign needs to stay put in Gulf-coast wind. For an illuminated sign we set and secure the sign itself; the powered electrical connection is a separate, specialized scope and not something we take on.
Storefront repairs also cover the frame and surround work around entrances: door frames and closers, kick plates, thresholds, trim, and board-up of a damaged opening. If a vehicle or a storm takes out part of the storefront, we can secure it fast and rebuild the surrounding structure.
What commercial maintenance costs and how we price it
Commercial work is priced by scope, access, and hours. Predictable tasks β a fixture install, a known set of patches, a repaint of a defined area β price flat. Open-ended punch lists and diagnostic work price hourly.
What moves the number: after-hours and overnight work, how much of the space has to be protected or worked around while it stays open, material and finish specs that have to match an existing brand standard, and how many separate tasks bundle into one mobilization. Bundling is where facility budgets win β one trip covering ten items beats ten trips. Estimates are free and we break out the line items.
Frequently asked questions
What does a commercial handyman do?
Repairs, installs, and upkeep that keep a commercial space running β drywall, doors and hardware, flooring, paint, mounting, fixtures, signage, and exterior work. We self-perform across those trades, so a mixed punch list is one visit instead of several vendors.
Do you work after hours so we don't have to close?
Yes. Retail and occupied facilities usually need it that way, and we schedule early mornings, evenings, overnight, or weekends so the work happens without disrupting operations.
Do you do electrical or HVAC work?
No. New circuits, panel work, and HVAC systems are outside what we do. Swapping a fixture for an existing one is handyman work; running new power or servicing HVAC isn't, and we'll say so up front.
Can you install our storefront signage?
We mount and anchor signage, including the backing and blocking it needs to hold. For an illuminated sign we set and secure the sign itself; the powered electrical connection is a separate specialized scope we don't take on.
Can you handle a light office or retail build-out?
Yes, on cosmetic and non-structural scopes β partitions, doors, ceilings, flooring, trim, and paint. Heavy electrical and HVAC are outside our scope, so a full build-out that needs those will involve other trades for that portion.
