Grimes County covers roughly 800 square miles of rural Texas between Houston and the Brazos Valley β€” Navasota on Highway 6, the county seat at Anderson, and smaller communities at Bedias, Iola, Todd Mission, and Plantersville. A general contractor or procurement officer searching at the county level is usually doing one thing: finding trade partners who will actually show up to a dispersed, rural set of sites and close the work out.

That search has gotten busier. The county is the reported site of a semiconductor and AI campus valued publicly at $55 billion to $119 billion, with an approved reinvestment zone of 22,429 acres. We are not involved in that development and are not affiliated with it β€” we mention it only as public area news, because it is the reason commercial sourcing in a county this rural has picked up. Whatever the headline project does, the practical effect is more commercial building across the county and more GCs looking for subs who price rural conditions honestly.

Grimes County is not one market but several small ones. Navasota, on Highway 6, is the largest and the most conventional place to build; Anderson, the county seat, is the small town at the center of the new development; and Bedias, Iola, Todd Mission, and Plantersville are smaller still, scattered across farmland and timber. A contractor sourcing at the county level is usually covering more than one of them on a single program, and needs a sub that treats the whole county as the service area rather than driving out only to the easy sites.

What makes county-level work different is dispersion. A single project can touch sites forty minutes apart on two-lane roads, and a trade partner has to mobilize to each without a wasted day. We stage material in full loads, schedule crews to stay productive rather than making round trips, and build in sensible contingency for the county roads that flood and the caliche approaches that bog a truck. At county distances, an unreliable sub does not cost a morning β€” it costs every trade that drove out to work behind it.

The trades we bring to the county are the interior and site trades a general contractor would otherwise line up from several directions: drywall hang and finish, light-gauge metal stud framing, paint, flooring, and finish carpentry, plus commercial fencing, warehouse racking, and post-construction cleaning. We self-perform them, so the schedule and the quality are ours to answer for, and we do not take electrical, plumbing, or mechanical scope or sub it out behind a GC β€” those stay with the trades that own them.

Permitting and inspection in the county run differently than in a city, and a re-inspection on a rural site pulls every following trade's dates with it, so we build to pass the first time β€” rated assemblies to their listed details, framing to the engineering, and the inspection scheduled before finishes close the work. An honest bid with its site assumptions stated in writing is worth more to a GC managing from a distance than a low number that grows once the crew is on the ground.

What we are selling a GC is narrow and specific: reliability and clean trade work, not a promise about scale. We take the work we can genuinely deliver at distance and deliver it, keep one point of contact on the job and an office that answers, and close out our own punch so a building moves toward acceptance instead of stalling on a list nobody drives out to finish.

This is the commercial, procurement-facing side of what Silverheels Construction does in the county: the trades we self-perform, the logistics of getting crews and material to a site that may be forty minutes from the last stoplight, and the way we hold a scope and turn it over. The pages below are the commercial services we have built out at the county level.
