Anderson is the seat of Grimes County, a town of about 221 people roughly 70 miles northwest of Houston. For most of its history that small size told you what kind of work a contractor did here. That has changed. Grimes County is now the subject of national news: a semiconductor and artificial-intelligence campus reported at between $55 billion and $119 billion has an approved reinvestment zone covering 22,429 acres, and roughly 81 percent of that acreage sits in the Anderson-Shiro school district. We are not part of that project and are not affiliated with it β we point to it only because it is public news that explains why construction demand around a town of 221 is rising the way it is.
That puts two very different kinds of work in the same place. On the commercial side, general contractors and procurement officers are sourcing trade partners for buildings that have to go up in a rural county an hour and a half from the nearest major supply houses. On the homeowner side, Anderson is ranch and acreage country β properties measured in acres, not lots, with long gravel drives, entry gates off a county road, well and septic instead of city utilities, and metal outbuildings and livestock fencing a subdivision contractor rarely touches.
On the commercial side the work is a logistics problem wearing a hard hat. A building going up near Anderson is well over an hour from the large supply houses, often sits on a caliche or gravel approach rather than pavement, and frequently has no permanent water or power at the stage a trade crew arrives. The subcontractors who are useful to a general contractor out here are the ones who stage material in full loads, bring their own water and power where a site has none, and price the drive and the haul into the bid instead of discovering them on day one. Our commercial pages β subcontracting, commercial drywall, metal stud framing, post-construction cleaning, commercial fencing, and warehouse racking β are written for that reader.
On the homeowner side, acreage changes every job. Drainage has no municipal storm sewer to run to, so water has to be graded and piped across the property to a ditch or a draw that can take it. Most homes are on a well and a septic system, which caps how much an addition can add before the system needs attention. Fences run for hundreds of feet across rolling pasture and have to hold livestock or mark a boundary, not just screen a backyard. Carports stand on open ground with nothing to break the wind, concrete is poured on soil that swells and shrinks with the seasons, and the entry gate sits off a county road rather than a curb. Our fencing, carport, drainage, concrete, wood-rot, and home-addition pages are built around those realities.
The rules out here come from Grimes County, not a city building department, and they differ from Houston's β floodplain requirements where they apply, on-site sewage facility permitting for septic systems, and whatever the specific parcel calls for. We find out what a given project actually requires rather than assuming city rules or assuming none, and we tell you where a job falls before it starts instead of partway through.
Silverheels Construction works both sides from our Houston base. The pages below cover the specific services we have built out for Anderson β the commercial trades a GC would sub out, and the exterior and structural work an acreage owner needs β each written for the way the job actually runs out here, not for a city lot with the town name swapped in. Whether you are a contractor who needs a dependable trade partner near the center of the county's growth or an owner who needs honest work done right on a property measured in acres, each page lays out how we handle that job here and what makes Anderson different from a site in town.
