Floors, furniture, hardware, and fixtures are masked and protected before any paint is opened. Surfaces are prepped properly, low-odor products are used where it makes sense inside an occupied home, and the space is cleaned and put back in order at the end of each day, not just when the job wraps.

You're told what's happening before you have to ask. And if a finish or a line isn't right, it gets corrected. No argument.

The painting work

Interior walls, ceilings, trim, and cabinetry, and exterior siding, trim, and woodwork. The finish is only as good as the prep, so surfaces are cleaned, sanded, filled, caulked, and primed as the work calls for before the finish coats go on.

On older homes, prep is most of the job — failing paint has to come off, bare wood has to be primed, and repairs to the surface come before paint rather than under it. We'll tell you what the surface actually needs instead of painting over problems that will telegraph through.

River Oaks housing stock, and what it means for painting

River Oaks has 1920s and 1930s originals next to newer builds and rebuilds. Original homes often have plaster walls inside and wood siding and trim outside, and paint that's been built up over decades.

That changes the prep. Plaster takes a different approach than drywall, and older exterior wood may have failing or thickly layered paint that has to be dealt with rather than recoated. Gulf Coast sun and humidity are hard on exterior finishes, so surface prep and the right product are what determine how long the exterior holds. On the newer builds the substrate is more predictable, but color and prep still drive the result.

Deed restrictions and architectural review

Interior painting doesn't involve River Oaks Property Owners (ROPO) review. Exterior work is different: River Oaks lots are under deed restrictions enforced by ROPO, and changes to the exterior can require approval through its architectural review before work starts.

A change of exterior color, in particular, is the kind of thing that can fall under that review rather than being a homeowner's call alone. We work within that process — the review timeline is built into the schedule, and exterior color work that needs approval doesn't start until it's approved. City of Houston permits apply to the work they normally cover. We'll walk through what your specific job does and doesn't require up front.

Working in an occupied home

Interior painting happens around a household that's usually still living there, so we sequence rooms to keep the home usable, protect everything that isn't being painted, and keep odor down with the products and ventilation we use.

We coordinate access and hours around the people already in the home — household staff, a designer, other trades — rather than assuming the run of the house, and leave the site clean and orderly at the end of each day.
